Typical Building Procedure
General Notes & Information
Customer is required to check receipt of material against the Shipping Manifest accompanying the package and inform Logangate Homes of any shortages or damaged material immediately. Logangate Homes will authorize replacement of short/damaged material at its discretion.
Blueprints sent with the package are the final plans to be used for construction. Do not use preliminary plans.
All wall panels, roof panels, interior panels, rafters, and floor joists are numbered. Match these to locations on the plans.
The main support trusses are cambered. Place top of truss where top is indicated. These trusses and 1st floor deck should be square and level. Maintain the dimensions noted on the plans.
All dimensions are framing to framing.
Clear caulking is sent with package. Caulk all corners, door frames, and fixed glass panels.
Most of the package is precut material. Do not cut precut material.
The Pedestal meets most national building codes. Any local code variations that require a change in the package must be brought to Logangate Homes attention prior to ordering.
Logangate Homes does not supply stairways (except for spiral stair kits). The units are designed with stair well openings only. Stairs and walls beneath are the responsibility of the builder.
Refer to trim detail sheet for field applied cedar trim. Logangate Homes will not be responsible for excessive use of trim material.
Typical Erection Procedure
- Install sill plates to foundation.
- Set large trusses.
- Install additional sill plates between trusses.
- Slide small trusses in place, raise in pocket, and install shim material under truss.
- Secure trusses to sill plates with foundation straps.
- Attach plates to top of smaller trusses.
- Layout and install joists for 1st floor deck and balconies.
- Cut and install flooring material.
- Place 1st floor exterior wall panels. Install flashing at balconies when setting panels.
- Layout and install interior wall panels.
- Install double top plates on exterior and bearing walls. Plumb and brace all walls.
- Layout and install loft joists.
- Cut and install loft flooring.
- Place gable panels at side walls. Plumb and brace.
- Install loft partitions and girders.
- Double top plate and install wedge plate on loft partitions as indicated on plans.
- Plumb and brace loft partitions.
- Layout and place rafters at shed roofs.
- Install spacers and rafter box at shed roof rafters.
- Install center gable sections. Plumb and brace.
- Install ridge beam.
- Layout and install remaining rafters and spacers.
- Place and secure roof panels.
- Install ridge and shed roof fillers. Place fiberglass insulation at ridge before filler.
- Install trim fillers at roof and first floor box.
- Install flooring on balconies.
- Place drip tin at skirt board and gable band.
- Install trim--skirt, frieze and fascia. Place fiberglass insulation at eaves before applying trim.
- Install gable band, corners and window trim.
- Install soffit material.
- Install truss covers--sides, bottoms and ends.
- Install soffit molding and foundation trim.
- Install exterior doors and sliders.
- Set fixed glass panels in frames.
- Caulk.
